In February 2009, "Realtor" magazine published an article about the use of colors at a listing. The current rule of thumb: "Many salespeople and stagers say neutral beige or off-white walls are what sells listings."
Re-evaluate the above stated rule of thumb... Use warm colors, relaxing colors and fun colors to bring your home to life:
- White can make a room invisible, which precludes the buyer imagining themselves in the home
- Research shows color can influence a person's senses
- Color is a very personal choice, so use subtle colors to create a warming effect buyers want in a home (Zimmer)
- Coordinate with the room's use
- Paint for the season
- Use a directional approach
- Harmonize
Neutral colored homes will attract a greater demand. Personalized homes will attract fewer buyers; however, if done right and the right buyer comes in the door, the home will sell. I have had homes in the same subdivision, 1 with neutral colors and the next with personalized colors and the neutral home typically will sell first and for more money.
ReplyDeleteI believe that bold and bright colors would distract from the house. However, I would like to get further feed back about the idea of "neutral colors." White, beige, tan, cream, etc, can also turn people off during the house hunt because the colors blandness permeates throughout the house. An additional thought would be to stay neutral but personalize the color of the trim so the residence doesn't look like a hospital.
