"Can Color Cost You a Sale?"... Wall Color Debate


In February 2009, "Realtor" magazine published an article about the use of colors at a listing. The current rule of thumb: "Many salespeople and stagers say neutral beige or off-white walls are what sells listings."

Re-evaluate the above stated rule of thumb... Use warm colors, relaxing colors and fun colors to bring your home to life:
  • White can make a room invisible, which precludes the buyer imagining themselves in the home
  • Research shows color can influence a person's senses
  • Color is a very personal choice, so use subtle colors to create a warming effect buyers want in a home (Zimmer)
4 Steps to selecting a color:
  1. Coordinate with the room's use
  2. Paint for the season
  3. Use a directional approach
  4. Harmonize

Selling your home... How to decide a sales price!

In order to price your home, I urge the following information gathering before becoming dead set on a sales price:
  • Request a Comparative Report of homes actively for sale in your neighborhood from a realtor. Look beyond the number of bedrooms and baths... Days on the market and Original List Price versus Current List Price are valuable pieces of information.
  • Schedule a couple of hours with a realtor to look at some of those homes on the market.
You may feel pushed to sell by outside factors but please take the time to do the above. In my situation, I am so pleased with the knowledge of my competition!

A decorating book provokes questions about each room of your house. I suggest visiting their website (www.emotionalhouse.com) to gain a glimpse of their ideas. I highly recommend this book, be it a purchase or a library rental.
